Located at South Lake Tahoe, Gardner Mountain is loved by its residents due to its location to nearby shops, Raley's grocery store and the proximity by bike to local trails, the beach and Fallen Leaf Lake. Lot sizes are also a bit larger and range up to 10,000 square feet. As of September 2018 the median sales price for this area is $368,250 - a 3.7% increase from this time last year. The area topographically rises gradually from the corner of Highway 50 at Lake Tahoe Blvd towards the back of the neighborhood at 13th St and Gardner St - adjacent to our High School. Tahoe Sierra is a neighborhood bordering Highway 50 to the north with the other 3 sides bordering U.S. or CA State Land. It is centrally located in town near many shops, two grocery stores and public transportation. Most of the home sites in this neighborhood are 50 feet wide at the street and 100 feet deep. It is one of South Lake's first neighborhoods and as of September 2018 had an average median sales price of $339,750 - a 5.8% increase from this time last year. Hike and bike trails are accessible from the neighborhood to most area locations.
Tahoe Key's is the premiere neighborhood of South Lake Tahoe and has the highest median prices for the area. Bordering Lake Tahoe to its north this community of over 1300 single family homes and 300+ condo/town homes is quite unique. Most residences back to a lagoon with direct water access to the lake. So if you're a boater this may be the place for you. The HOA fees are reasonable and include an indoor / outdoor pool, multiple tennis courts, a beach, boat launch and their own water system. As of September 2018 the median sales price for a single family residence was $867,500 based on 64 annual sales. Average days on market was 134 days.
TAHOE ISLAND PARK
Located between Highway 50 and the Tahoe Key's, Tahoe Island Park is centrally located and affordable to those wanting to be near all amenities and recreation. The median price as of September 2018 is $445,265. There are also quite a few single story homes averaging 1000 to 1500 square feet in size. At the neighborhood entrance you will also notice the small chalet style community of homes called Sky Meadows. This planned unit development is ideal for those looking to have exterior maintenance and snow removal done by the HOA.
TAHOE ISLAND DRIVE
Located a few blocks west of Tahoe Key's Blvd. this community of approximately 1000 residences had a median sales price of $420,000 as of September 2018. The area is centrally located with access to local hike and bike trails leading to Camp Richardson or Highway 50.
Besides the Tahoe Key's this is one of the few neighborhoods with underground utilities. The area is surrounded on three sides by U.S. Forest Service and CA Conservancy land making it an excellent location for hiking over to the Truckee River or Lake Tahoe. The median sales price for this community as of September 2018 was $462,500. The area also has a small community of Chalet style homes with a median sales price of $329,000.
Montgomery Estates is a neighborhood bordering Pioneer Trail and is less than 10 minutes to Lake Tahoe or Heavenly Resort. The area is surrounded on all sides by U.S. or CA State Land. It is centrally located and within 5 minutes of many shops, a grocery store and public transportation. Most of the home sites in this neighborhood are 1/4 to 1/3 acre. It also has an elementary school located off of Pioneer Trail. As of September 2018 it had an average median sales price of $610,000. Hike and bike trails are accessible from the neighborhood to most recreational locations.
Al Tahoe is a neighborhood bordering Highway 50 to the south with the eastern and northern sides bordering Lake Tahoe with CA State Land to its west. It is centrally located in town near many shops, a grocery store and public transportation. Most of the home sites in this neighborhood are 50 feet wide at the street and 120 feet deep. It is one of South Lake's first neighborhoods and as of September 2018 had an average median sales price of $431,000. Hike and bike trails are accessible from the neighborhood to most area locations.
NORTH UPPER TRUCKEE
The North Upper Truckee area is made up of a few different neighborhoods. Mountain View Estates is accessible from Lake Tahoe Blvd just five minutes from the Y (Raley's). Tahoe Paradise borders Mountain View Estates to its south and is also accessible from Highway 50 near Meyers. Angora Highlands is located west of Lake Tahoe Blvd and is accessible by taking Tahoe Mountain Road to the top of the mountain. All three locations provide biking, hiking or cross country ski opportunities while being less than 10 minutes away to shopping at South Lake Tahoe. Most of the home sites in this area average 1/4 acre and you don't experience as much traffic living in what locals call - the county. As of September 2018 Mountain View Estates had an average median sales price of $567,000. Tahoe Paradise (not to be confused with its sister neighborhood off of Pioneer Trail) had an average median sales price of $520,000. The Angora Highlands area has a median price slightly higher than Mountain View Estates. Hike and bike trails are accessible from all neighborhood to most area locations.
COUNTRY CLUB ESTATES
The Country Club area is primarily located between Highway 50 and Pioneer Trail. There is also a smaller section located across from Highway 50 bordering the Lake Tahoe Golf Course. The median sales price for this area as of September 2018 is $572,500. Located outside of the South Lake Tahoe city limits this area has access to many hike and bike trails, two grocery stores as well as easy highway access.
The Bijou area is centrally located between Heavenly Ski Resort and the Stateline-Casino Corridor. The median sales price in this area as of September 2018 is $377,500. Due to the areas location there are more rental properties to accommodate those who work for the casinos as well as Heavenly Resort. My clients who purchase here like being where the action is and say they would not live anywhere else.
Located at the intersection of Highway 50 and 89 this area is known for its privacy, and the Truckee River. It typically receives a greater amount of snow due to its location between two mountains. The median sales price as of September 2018 varies between $387,500 at Highway 50 and $510,000 near Portal Dr and Highway 89. There are plenty of places to hike, bike and snow ski as well as the use of Old Meyer's Grade which many locals use at the beginning of Spring for hiking as the last snows begin to melt here first.
KINGSBURY AREA, NEVADA
The Kingsbury area is centrally located between Stateline casinos and Heavenly Resorts Nevada entry point. This community consists of all of the streets located off of the Kingsbury Grade - also known as State Route 207. Small shops, eateries and the post office are located in the lower section. The mid section which begins around Chimney Rock is my favorite area and starts to get a bit more hilly. Skiers and hikers alike will enjoy Upper Kingsbury for easy access to Stagecoach and Boulder Lodges at Heavenly Resort. Many properties have lake and mountain views in this area. Keep in mind at this altitude you will receive more snow than the mid to lower sections.
Skyland is another local favorite as the community borders Lake Tahoe and has its own private beach. On a typical day you will notice neighbors out walking, usually headed to the beach or forest service land which borders its southern boundary. Home prices in this area normally start in the upper $600's and reach over $6,000,000 for lakefront properties. You are within 10 minutes of local shopping and only 25 minutes from Costco and Walmart at Carson City.
ELK POINT, NEVADA
Elk Point is a gated, lakefront community of approximately 90 residences. It has its own private beach and swimming area, boat docks, ramp and storage facilities. The area has its own HOA which includes snow removal, water and a full time caretaker. Most area residences are priced over $1,000,000.
LAKE VILLAGE, NEVADA
Lake Village is a community of over 300 condominiums and townhomes. Prices currently range up to $600,000 and include HOA dues of approximately $300 per month. There is a community pool, club house, tennis courts and spa within the community. Located 1.5 miles from Stateline shops and casinos this property is centrally located and affordable for most of your Tahoe desires.
Pinewild is a lakefront condominium community located 3 miles from Stateline at 600 Highway 50, Zephyr Cove, NV. There are approximately 135 units of which 18 are lakefront and nine additional with lake views. There is also a pier, deeded buoy's and beach area for residents. Some units have covered parking located beneath the community tennis courts. HOA dues currently run $2550 per quarter. The community is also gated at its entrance.
CAVE ROCK, NEVADA
Cave Rock is located less than 7 miles back to Stateline, NV and is 20 minutes from Carson City. A park and boat launch is located directly across the highway from this community of over 110 single family residential units. Cave Rock Villas is also located within the community and is a small condominium community at the entrance to the housing community. Many homes have panoramic lake views and residents say they love the location away from the hustle and bustle months of our tourist season.
ROUND HILL, NEVADA
Round Hill is centrally located to all you would want to do at Lake Tahoe. The neighborhood has a grocery store at its entrance along with a gym, Starbucks, a Sushi restaurant and more. Across the highway are paved trails leading to Nevada State Beach and bordering the area to the south is mainly forest service land providing plenty of hiking or snow shoeing opportunities. The median sales price as of May 2018 is $680,000.
SUMMIT / TAHOE VILLAGE
Located at the top of the Kingsbury Grade this area is made up of over 700 condominiums and townhomes. A few single family residences are also located within the area. Boulder and Stagecoach Lodges offer access to Heavenly Ski Resort and with the Tahoe Rim Trail nearby, everything you need for recreation is within walking or biking distance.
This community of custom homes borders U.S. Forest Service land offering an excellent location for those looking for a bit more privacy. No short term rentals are allowed here and most of the neighbors like it that way. Most home sites range in size from .50 to 1 acre with home prices starting at over $1,000,000.
This neighborhood is named after its town and is located on a protected cove bordering Lake Tahoe. Here you will find a few older cabins from the '20's, and a mix of newer homes with all having access to a private beach, pier and buoy field. HOA dues are very reasonable for the location and guests love visiting its sandy beaches.
